Guys,

You may be interested to know of FreshPropertyCo.com, and a Fiona Bosticky whose presentation in Putney, London I recently attended. They shared details on investment opportunities in both Tirana and Saranda and displayed a different attitude more open and honest than most other Overseas Property Investment outfits that I have recently researched who claim to be at the forefront of Albanian opportunities.

That%26#39;s in my personal opinion!

I%26#39;m an American expat living in Tirana and I work with a real estate company here. There are lots of opportunities to buy depending on what you want. go to etiinformation.com for one of the longest serving companies in Albania. I%26#39;ve bought here myself and can provide advice. e-mail me at sksintirana@hotmail.com

I just got back from Albania where I bought 3 apartments. I found all of the agencies a bit lacking in organization, you go see a flat and they don%26#39;t know if it is still avaliable, prices and sizes change overnight... Yes, Fiona is very nice and talks a lot but after the sale you don%26#39;t hear from her, everything ends up going through London offices. I didn%26#39;t find one that i would really like yet. You MUST see a flat before you buy it as they are building very close and your view might be somebody elses kitchen or wall. Tirana (Selite area or Kashar, not Dajti) and Saranda are both good investment oportunities, tourism is on the rise. Splash on a good solicitor, I found that BOGA (Sabin Lalaj +355 68 200 7616)are the most proffesional but they are also very expensive, over 1000EUR per apartment and there is no fixed price as they charge per hour. However I think it is worth the money as some solicitors I spoke to did not feel confident at all.

Good luck and don%26#39;t be afraid, I think you can make a good investment there

My advise would be to carefully check through local Albanian agents as they have the most access to the best opportunities. I came accros this Albanian agency http://www.albania-properties.co.uk who mentioned some very important do%26#39;s and dont%26#39;s and was very helpful.

Be open minded and personally would reccomend only Tirana as an investment. I visited Tirana and like the place and have bought an apartment. I would say stay away from Saranda as it is too fare from the capital and to many properties already built and there seems no rental market.
